About Paladin

Paladin Pty Ltd Australia was involved in property development for 30 years, concentrating on commercial, retail and industrial developments. Since 2002, it has built up its strength on the residential side in South Africa.

Paladin Development SA cc is a young, dynamic and growing property development management company established by Paladin Australia initially in Johannesburg, South Africa in 2002 and which has acquired a proud track record in the South African development industry within a relatively short time.

In 2010/11 Paladin opened offices in the Western Cape where it is currently participating in, and managing residential developments.

The Paladin Group is keen to grow in financial size without losing its core values. These core values are to:
• combine aesthetics with quality construction,
• ensure economic viability,
• work towards energy conservation in design and operation,
• make environmental protection a key priority

In short, the company aims to establish developments to be proud of and to distinguish itself by emphasising the harmonious integration of the aesthetic appeal of the development with the external landscape.

Business Model
In terms of the business model adopted by Paladin, a separate development entity is incorporated for each development and this entity is the owner of the land intended to be developed. Paladin firstly sources the land on behalf of the development company and the development company then contracts to purchase the land. The separate development entities then employ Paladin to provide all the necessary managerial development services which include sourcing the funding for each development. Paladin in turn engages and manages a professional team to bring each project to fruition.

The executive directors of Paladin, Sam Davies and Andrea Robertson, always hold majority shares in each development entity managed by Paladin.

Once Paladin has sourced the land and incorporated the development entity, it seeks syndicate partners, if necessary, for each individual development. Paladin also provides secretarial and accounting services to the development syndicates.

The combined retail sales of units developed and managed under Paladin’s control to date amounts to approximately R1 620 million.

All borrowings are from shareholders or large commercial banks. Each project is therefore conservatively geared and Paladin employs a sophisticated funds forecast system to prevent any financial ‘indigestion’.

Paladin obtains its borrowings from Rand Merchant Bank, First National Bank Properties, Standard Bank, Investec Bank and Nedbank. Paladin has also had a long relationship with Mortgage SA (Ooba) for bond procurement for end-use purchasers and is a member of their preferred developer panel.
